I live in an old office on the ground floor. The 10 hotel rooms are
air-conditioned, and are about 20m2 each (about 200m2 total), and the
open areas are about 600m2. The open areas haven't got water, gas, and
only a few lightbulbs for electrical consumption so they don't
contribute much.
